Amatzia St, Greek Colony, Jerusalem אמציה 3א'
Boutique new construction in Jerusalem's Greek Colony by KAHN Group: 39 apartments with 1 to 4 bedrooms, from ₪2.7 million. Move-in expected July 2029.
Information last updated October 2026.
Amatzia 3A is a seven-story boutique building on a quiet residential street in Jerusalem’s Greek Colony, a few minutes’ walk from Emek Refaim and the cafés of the German Colony. It replaces an older building under Jerusalem’s urban renewal program (TAMA 38), with 39 new apartments designed by architect Miki Zeidman of Zeidman–Brands Architects.
Apartments range from one bedroom, which works well as a lock-and-leave vacation home, up to a four-bedroom penthouse with room for children and grandchildren over the holidays.
Synagogues, Emek Refaim, the First Station and the Train Track Park are all within walking distance, so you won’t need a car while you’re here. The Greek Colony is quieter than the German Colony next door but shares the same cafés, shops and parks.
KAHN Group has been building in Jerusalem for more than 30 years and uses its own in-house construction team on this project. Finishes include radiant floor heating, central air conditioning in each apartment, two elevators, a parking space and a private storage unit.
Prices start at ₪2.7 million. For context, homes in the area average about ₪54,000 per square meter (roughly ₪5,000 per square foot). The developer offers a 20/80 payment plan: 20% when you sign and the balance when the building is completed. With any pre-construction purchase, what matters most is the payment schedule, the bank guarantee that protects your payments and how the price is linked to Israel’s construction cost index. We review each of these with you and your attorney before you sign.
The developer expects move-in in July 2029. The building permit has been issued and construction is about to begin.
You pay 20% of the price when you sign the contract and the remaining 80% when the building is completed, instead of paying in installments during construction. Your payments are protected by a bank guarantee, which your attorney checks before you sign.
Yes. Overseas buyers regularly buy new construction in Jerusalem, working with their own Israeli attorney, who reviews the contract, the land rights and the bank guarantee. Purchase tax for non-residents is higher than for a first Israeli home, so run the numbers with our purchase cost calculator first.
Amatzia Street is in the Greek Colony, right on the edge of the German Colony. Both are part of Jerusalem's historic "Moshavot" and share the same cafés, synagogues and parks.
