Yes. Non-residents can buy new-build apartments in Israel, usually directly from the developer and with an Israeli lawyer representing them. Purchase tax for non-residents and additional homes is charged at a higher rate than for a first Israeli home, so it's worth running the numbers with our purchase cost calculator before you commit.
Payments are usually made in stages as construction progresses. By law, the developer must protect the money you pay – typically with a bank guarantee for each payment. Part of the price is often linked to the Construction Input Index, which is something we help clients negotiate.
The developer's sales team works for the developer. We work only for you: we check the developer's track record, compare the project with the rest of the market, negotiate the price and payment terms, and work alongside your lawyer on the contract.
It varies by project, but a typical residential building takes around three to four years from groundbreaking to handover. Each development page shows the developer's expected completion date.
