Buying new construction in Ra’anana

Ra’anana is a green, low-rise city about 12 miles north of Tel Aviv, with one of the largest English-speaking communities in Israel, excellent schools, a huge central park and a walkable main street. For American buyers looking for a second home or a lifestyle base close to family, it combines a suburban feel with an easy drive to Tel Aviv, Herzliya and the beach. New construction in Ra’anana comes in two main forms: boutique buildings replacing older homes in the city center, and larger projects in the newer neighborhoods on the edges of the city.

Central Ra’anana and Ahuza Street

Ahuza Street is the heart of Ra’anana, lined with cafés, restaurants, shops and synagogues. The quiet residential streets around it, such as Borochov and HaMa’alot, are where most of the boutique new buildings are going up. Current projects include Borochov Square, Ahuza 49 and Ma’alot 8 by Kedar, and 24 Borochov and 14 Borochov by Ashtrom.

Geula Street

Along Geula Street, Kedar’s Vision Ra’anana is one of the largest urban renewal projects in the city, replacing older buildings with new residential towers close to the city center.

North Ra’anana

The newer neighborhoods in the north of the city, including HaMe’a (the Century neighborhood), sit near the Ra’anana Country Club and the Renanim Mall. Projects here include Art Ra’anana by Briga, already complete, and Lev Ra’anana by Peretz Bonei HaNegev, which offers garden apartments, penthouses and loft homes.

South Ra’anana

In the south of the city, close to Highway 531, Ashtrom’s HaMeha Complex offers three new buildings with residents’ amenities and quick access to the highway toward Tel Aviv.

All of Kedar’s Ra’anana projects

Kedar Buildings is the most active developer in Ra’anana, with more urban renewal projects in the city than anyone else. Besides the projects above, Kedar is selling Bialik 21, Bialik 32–34, Borochov 21, Tel Hai 26, Eliezer Yaffe 24 and Levi Eshkol 21, 231 apartments in the new Pardes (HaMe’a) neighborhood and duplexes at Kedar East. Coming soon are Borochov 15–17, HaTikva 19–25, HaGalil 10–12 & Maccabi 9–11, Maccabi 30, Schwarz 25, Ahad Ha’am 1 and HaMa’alot 5.

Bonei Binyan

Ra’anana neighborhoods

Ra’anana is compact enough that almost everything is a short drive or bike ride away, but each neighborhood has its own character. Here is a quick guide.

City Center and Ahuza Street

The streets around Ahuza Street, including Borochov, Bialik, Tel Hai, Maccabi, HaMa’alot and Ahad Ha’am, are Ra’anana’s most walkable area, close to cafés, shops, schools and synagogues. This is where most boutique urban renewal projects are going up.

North Ra’anana

North Ra’anana is quiet, leafy and home to much of the city’s religious and English-speaking community, with private homes, duplexes and high-end apartments.

Neve Zemer and Lev HaPark

Neve Zemer and Lev HaPark sit close to Ra’anana Park, the city’s huge central park with its lake, playgrounds and amphitheater. They are popular with families who want green space on their doorstep.

HaMe’a (Century) and the Pardes neighborhood

HaMe’a, also called the Century neighborhood, and the adjoining Pardes neighborhood are among Ra’anana’s newest, with new buildings, parks and schools near the Country Club and the Renanim Mall.

Kiryat Sharet, Kiryat Weizmann and Kiryat David Remez

These established neighborhoods of apartment buildings and private homes are where much of the city’s TAMA 38 and pinui binui renewal is happening, bringing new buildings to familiar streets.

Neot Uzi, Neot Sadeh and Lester

Quieter residential neighborhoods with a mix of private homes and low-rise buildings, a short drive from the city center.

East and South Ra’anana

East Ra’anana has some of the city’s newest streets and quick access to Highway 4, while South Ra’anana, near Highway 531, offers easy commuting toward Herzliya and Tel Aviv and somewhat lower prices.

Living near the Anglo synagogues

For many of our clients, the first question is which shul they’ll walk to on Shabbat. Ra’anana’s best-known English-speaking communities fall roughly into two areas. On the east side of the city are the Shtiebel and Ohel Ari. On the central and western side are KLR and Shivtei Yisrael. Young Israel of North Ra’anana and Beit Knesset HaNassi are also popular with English speakers. Tell us which community you want to be near and we’ll shortlist the new projects within an easy Shabbat walk.

Pre-construction in Ra’anana

Most new construction in Ra’anana is sold pre-construction (also called off-plan or pre-sale): you buy from the developer before or during building, usually at a lower price than the finished apartment will command. By law, your payments are protected by a bank guarantee. Part of the price is often linked to Israel’s construction cost index, and developers frequently offer payment plans that defer most of the price until completion. Boutique buildings in Ra’anana are small, often 20 to 50 apartments, so the best garden apartments and penthouses tend to sell early.

How we help

We work with American buyers from the first shortlist to the keys: comparing projects and floors, checking the developer and the payment schedule, and coordinating with your Israeli attorney and mortgage broker. Tell us what you’re looking for and we’ll send you a shortlist of new projects in Ra’anana that fit.

Each has its own page above with photos and details.

What are the best neighborhoods for new construction in Ra'anana?

For walkability, the streets around Ahuza Street in central Ra'anana are the most sought after, with boutique buildings a few minutes from cafés, shops and synagogues. The newer neighborhoods in north Ra'anana, near the Country Club and the Renanim Mall, offer larger apartments and newer infrastructure, and south Ra'anana has quick access to Highway 531.

How much does new construction cost in Ra'anana?

Ra'anana is one of the more expensive cities in the Sharon region. Prices depend on the street, the floor and the size of the outdoor space, and garden apartments and penthouses carry a premium. Ask us for current price lists, since developers often only share them on request.

What does "rooms" mean in Israeli listings?

Israeli listings count rooms, not bedrooms, and the living room counts as a room. A 5-room apartment usually has 4 bedrooms, and a 3-room apartment has 2. On our site, we always list the number of bedrooms.

Is Ra'anana a good place for Americans to buy a second home?

Ra'anana has one of the largest English-speaking communities in Israel, with English-speaking synagogues, schools and services, which makes it easy to settle in for part of the year. Many buyers choose it to be close to children or grandchildren who live in the area.

How far is Ra'anana from Tel Aviv and the airport?

Ra'anana is about 12 miles north of Tel Aviv, roughly a 25- to 40-minute drive depending on traffic, and about 30 to 40 minutes from Ben Gurion Airport. The beach at Herzliya is about 15 minutes away.

What is urban renewal (TAMA 38 and pinui binui)?

Much of the new construction in central Ra'anana is urban renewal: older buildings are demolished and replaced by larger new ones (pinui binui), or rebuilt under the national TAMA 38 program. For buyers, this means new apartments on established, central streets where there is no empty land left to build on.

Which new projects in Ra'anana are close to Anglo synagogues like Ohel Ari, Shivtei Yisrael, the Shtiebel and KLR?

The Shtiebel and Ohel Ari are on the east side of the city, while KLR and Shivtei Yisrael are on the central and western side, so most projects are within walking distance of at least one of them. Tell us which shul you want to be near, and we'll send you a shortlist of new projects within an easy Shabbat walk.
