Buying new construction in Netanya

Netanya has more than 8 miles of Mediterranean coastline, a long clifftop promenade and one of the largest English- and French-speaking communities in Israel, which is why so many overseas buyers choose it for a vacation home or a place to retire. Almost all new construction in Netanya is in residential towers, and the newest projects are concentrated in a few neighborhoods close to the sea.

Ir Yamim and Shirat HaYam

Ir Yamim, in the south of the city, is Netanya’s best-known seafront neighborhood, with tall towers, a shopping mall and direct access to the beach and the Iris nature reserve. Projects here include YAMA by Dimri and Sea You by Yahalomit, right on the beach. Shirat HaYam, the new neighborhood right next to it, is where the next wave of first-line beachfront towers is coming, starting with Sea Aviv and Boaron Breeze.

NAT 600 (Park HaYam) and Nof HaTayelet

NAT 600, officially called Park HaYam, is a newer neighborhood of residential towers built around a large central park, a short walk from the beach. It’s popular with families and with buyers who want new buildings, parking and amenities. Current projects include Hofim WEST, the tower closest to the sea, its sister tower Hofim EAST, Savyon Gardens, Gabay on the Park, Galei Netanya (ready to move in), Boaron Blue and Boaron Moments, where the penthouses come fully furnished.

Nitza Blvd and central Netanya

Nitza Blvd runs along the cliffs above the beach, steps from Independence Square, the promenade and the city’s cafés and restaurants. The Blue Cliff, a hotel and residential tower on the seafront, has been especially popular with American buyers, and The Esther is rising on Independence Square itself, on the site of the historic Esther Cinema. A few blocks inland, Shlomo HaMelech offers boutique buildings about 650 feet from the beach, and N Sokolov and N HaHistadrut bring new towers to the city center, while Boaron Vibe is a 30-apartment boutique building a short walk from the promenade.

North Netanya and Hof HaZahav

North Netanya, including Galei HaYam, offers new towers at lower prices than the first line to the sea, often with sea views from the upper floors. See Story Galei Yam. Right on the beach in the north, Lagoon combines residential towers with two hotels and a private beach, and in Hof HaZahav, next to the Emek Hefer nature reserve, Briga Blue Bay is selling its final penthouses.

Netanya neighborhoods for overseas buyers

Netanya’s coastline is a string of distinct neighborhoods, each with its own feel. Here is a quick guide from south to north.

Ramat Poleg and Poleg Beach

Ramat Poleg, at the southern edge of the city, is a green residential neighborhood close to Poleg Beach, the Poleg nature reserve and the Poleg interchange on Highway 2. It is the quickest part of Netanya to reach from Tel Aviv and Herzliya.

South Beach (HaHof HaDromi)

South Beach is the coastal neighborhood stretching from the former Carmel Hotel, now a residential building, in the north, past the Island Suites Hotel, to the VERT Lagoon Hotel toward its southern end. The municipality defines it as running from the Carmel Hotel to the Yad LaBanim memorial complex, with Ben-Gurion Boulevard as its eastern edge. It’s a mix of seafront apartment towers and villas behind the promenade, a few minutes’ drive from the city center and quieter than Nitza Boulevard.

Ir Yamim

Ir Yamim is Netanya’s best-known seafront neighborhood, with tall towers, the Ir Yamim Mall, the Iris nature reserve and direct beach access. It has a large English- and French-speaking community.

Shirat HaYam

Shirat HaYam is the newest coastal neighborhood, right next to Ir Yamim, planned with first-line beachfront towers, a new promenade and parks. Many buyers see it as the next Ir Yamim.

NAT 600 (Park HaYam)

NAT 600, officially Park HaYam, is a neighborhood of new residential towers around a large central park, a short walk from the beach. It’s popular with families and buyers who want new buildings with parking and amenities.

Nof HaTayelet

Nof HaTayelet (“promenade view”) runs along the clifftop promenade between NAT 600 and the city center, with towers overlooking the sea and easy walks along the coast.

Nitza Boulevard

Nitza Boulevard is Netanya’s iconic seafront street, lined with towers above the cliffs and steps from Independence Square, the promenade and the beach elevator. It’s the first choice for buyers who want to be in the middle of everything.

City Center

Central Netanya, around Independence Square (Kikar HaAtzmaut), Herzl Street and Smilansky Street, is the city’s walkable heart, with cafés, restaurants, synagogues and the beach a few minutes away.

North Netanya, Galei HaYam and Hof HaZahav

North Netanya, including Galei HaYam and the area around Hof HaZahav, is a quieter, more residential part of the coast, with lower prices than the first line in the south and sea views from the upper floors of many new towers.

Kiryat Nordau and Agamim

Further from the beach, Kiryat Nordau is an established neighborhood close to the center, and Agamim, in the east of the city, is a new neighborhood built around lakes and parks with lower prices per square foot.

Pre-construction in Netanya

Most new construction in Netanya is sold pre-construction (also called off-plan or pre-sale): you buy from the developer before or during building, usually at a lower price than the finished apartment will command. By law, your payments are protected by a bank guarantee. Part of the price is often linked to Israel’s construction cost index, and developers frequently offer payment plans that defer most of the price until completion. The trade-off is time, so it’s important to know where each project stands on permits and construction before you sign.

How we help

We work with American buyers from the first shortlist to the keys: comparing projects and floors, checking the developer and the payment schedule, and coordinating with your Israeli attorney and mortgage broker. For resale apartments and our local services, see our English-speaking realtor in Netanya page. Tell us what you’re looking for and we’ll send you a shortlist of new projects in Netanya that fit.

New construction in Netanya: FAQs

Which new projects in Netanya are selling now?

Current new construction in Netanya includes The Blue Cliff and The Esther in the city center by the sea; Sea Aviv and Boaron Breeze in Shirat HaYam; YAMA and Sea You in Ir Yamim; Hofim WEST, Hofim EAST, Savyon Gardens, Gabay on the Park, Galei Netanya, Boaron Blue and Boaron Moments in NAT 600; Shlomo HaMelech, N Sokolov, N HaHistadrut and Boaron Vibe in central Netanya; and Story Galei Yam, Lagoon and Briga Blue Bay in North Netanya. Each has its own page above with photos and details.

Which Netanya neighborhoods are closest to the beach?

The first line to the sea runs through Ir Yamim and Shirat HaYam in the south, Nitza Blvd and the city center, and the northern beaches, including Lagoon and Hof HaZahav. NAT 600 (Park HaYam) and Nof HaTayelet are a short walk from the beach, and North Netanya neighborhoods such as Galei HaYam are about half a mile to a mile inland.

How much does new construction cost in Netanya?

It depends on how close you are to the sea. New apartments in Ir Yamim have recently sold for roughly ₪33,000–35,000 per square meter (about ₪3,050–3,250 per square foot), while first-line beachfront towers such as The Blue Cliff have sold for around ₪50,000–55,000 per square meter (about ₪4,650–5,100 per square foot). Projects further from the beach cost less. Each project page shows the developer's starting price where one has been published.

What is NAT 600?

NAT 600 is the planning name for Park HaYam, a newer neighborhood of residential towers in Netanya built around a large central park, a short walk from the beach. Many of Netanya's current new construction projects are there.

What does "rooms" mean in Israeli listings?

Israeli listings count rooms, not bedrooms, and the living room counts as a room. A 5-room apartment usually has 4 bedrooms, and a 3-room apartment has 2. On our site, we always list the number of bedrooms.

Can Americans buy new construction in Netanya?

Yes. Netanya is one of the most popular cities in Israel for American, British and French buyers, who usually buy directly from the developer with their own Israeli attorney. Purchase tax is higher for non-residents than for a first Israeli home, so it's worth running the numbers before you commit.

How far is Netanya from Tel Aviv and the airport?

Netanya is about 20 miles north of Tel Aviv, roughly a 30- to 40-minute drive or a short train ride, and about 45 minutes from Ben Gurion Airport.

Which Netanya neighborhoods are on the beach?

The neighborhoods closest to the sea are Ramat Poleg, Ir Yamim and Shirat HaYam in the south, South Beach (from the Carmel building down to the Lagoon Hotel), Nof HaTayelet and Nitza Boulevard along the clifftop promenade, the City Center, and North Netanya, including Galei HaYam. NAT 600 (Park HaYam) is a short walk inland.
