Buying new construction in Tel Aviv

Tel Aviv has almost no empty land, so nearly all new construction in its most desirable neighborhoods comes from urban renewal: older buildings are demolished and replaced by modern boutique buildings (TAMA 38/2 and pinui binui) with elevators, parking, safe rooms and generous balconies. For American buyers looking for a second home or a lifestyle base in Israel, these boutique projects offer new apartments on classic, walkable streets close to the beach.

Tel Aviv neighborhoods for overseas buyers

Old North (HaTzafon HaYashan)

The Old North, between Dizengoff and Ben Yehuda streets, Basel Square, Yarkon Park and the beach, is Tel Aviv’s most sought-after residential area, with tree-lined Bauhaus streets, cafés and a large English-speaking community. Projects here include Nordau 88, Shilo 5, Shimon HaTarsi 1-7, Dizengoff 249, Mossinson 14-16, Alexander Yanai 12-14, Zlatopolsky 27, Motzkin 3 and Amos 10-12.

New North and Kikar HaMedina

The New North (HaTzafon HaHadash), around Kikar HaMedina, Yehuda HaMaccabi Street and the Painters’ Quarter, is quieter and greener, with larger apartments, good schools and Yarkon Park nearby. It has the largest number of boutique renewal projects in the city, including Weizmann 27-29, Biltmore 7-9, Remez 31, Paibel 3, Bnei Dan 54-56, Helsinki 13 and Pinkas 45-47.

Central Tel Aviv

Around Rabin Square, Habima, Rothschild Boulevard and the cultural axis, central Tel Aviv puts theaters, museums, restaurants and nightlife within walking distance. Projects include SHE at Herzl and Yehuda HaLevi, Dubnov Tower 4 near the Tel Aviv Museum of Art, Bezalel 5, Zeitlin 9 and Zeitlin 15.

The beachfront, Geula and Kerem HaTeimanim

The coastal strip along HaYarkon Street, Hilton Beach, Frishman Beach and Gordon Beach, the Geula Street area and the historic Kerem HaTeimanim (Yemenite Quarter) next to the Carmel Market are among the most sought-after places for overseas buyers. New projects here are rare and small; current options close to the sea include Frishman 11, Motzkin 3 and Zlatopolsky 27, and we can tell you about upcoming projects before they are publicly launched.

Neve Tzedek

Tel Aviv’s oldest neighborhood, with restored low-rise houses, boutique shops and the HaTachana compound, a short walk from the beach and Jaffa. Israel Canada’s Lapid Complex, designed by BIG, is planned in Neve Tzedek West.

Pre-construction in Tel Aviv

Most new apartments in Tel Aviv are sold pre-construction, with payments protected by a bank guarantee under Israel’s Sale Law. Boutique buildings typically have 15 to 50 apartments, so the best garden apartments and penthouses sell early.

How we help

New construction in Tel Aviv: FAQs

Which new projects in Tel Aviv are selling now?

Current new construction includes boutique urban renewal projects by Eco City, Anshei Ha'ir (City People), Ram Mograbi Arditi and Rayk Group across the Old North, the New North and central Tel Aviv, and landmark projects by Israel Canada such as SHE and Dubnov Tower 4. Each has its own page above with photos and details.

What is the difference between the Old North and the New North?

The Old North lies west of Ibn Gabirol Street, between Dizengoff, Ben Yehuda, Yarkon Park and the beach, and is the most walkable and closest to the sea. The New North, east of Ibn Gabirol around Kikar HaMedina, is quieter and greener, with somewhat larger apartments.

Are there new projects near the beach in Tel Aviv?

Yes, though they are rare. Frishman 11, Motzkin 3 and Zlatopolsky 27 are a short walk from the beach, and Nordau 88 and Dizengoff 249 are near Hilton Beach and Yarkon Park. Contact us for projects along the coast, in the Geula area and in Kerem HaTeimanim before they launch.

What is TAMA 38/2?

TAMA 38/2 is Israel's national program for demolishing and rebuilding older buildings with new, earthquake-resistant ones. Most boutique new construction in central Tel Aviv is built this way.

What does "rooms" mean in Israeli listings?

Israeli listings count rooms, not bedrooms, and the living room counts as a room. A 4-room apartment usually has 3 bedrooms. On our site, we always list the number of bedrooms.

Can Americans buy new construction in Tel Aviv?

Yes. Foreign buyers usually buy directly from the developer with their own Israeli attorney. Purchase tax is higher for non-residents than for a first Israeli home, so it's worth running the numbers before you commit.
