New projects in Bat Yam: what to know before you buy

Bat Yam is a beachfront city directly south of Tel Aviv-Jaffa, and it is where much of the Tel Aviv area’s new construction on the sea is now being built. For buyers who want a Mediterranean home in the Tel Aviv metro area without Tel Aviv prices, the new projects in Bat Yam are the ones to compare. Recent market commentary puts new construction in Bat Yam at roughly ₪25,000 to ₪35,000 per square meter (about ₪2,300 to ₪3,250 per square foot), against ₪55,000 to ₪85,000 per square meter in Tel Aviv, though prime beachfront towers can price higher. Treat those numbers as a rough guide and ask us for each project’s current price list.

Park HaYam: where the new projects are

Nearly all of Bat Yam’s new residential towers are in Park HaYam, the city’s first planned ecological neighborhood. It sits next to the beach and is designed around a central park, an ecological pool, a planned coastal park of more than 100 dunams, schools, a sports center and a commercial district. The three projects on sale today are all here:

  • Sarfati SEA&PARK: about 600 homes planned in 23-story towers, next to the Red Line light rail and a minute from the train station.
  • NXT Towers: 293 homes in three 24-story towers and two boutique buildings, with four-bedroom apartments and penthouses still listed.
  • Electra Lifestyle Karney Yam: two towers facing the central park, with the strongest shared amenities of the three.

Getting to Tel Aviv

Bat Yam is on the Red Line light rail, which runs through Jaffa and central Tel Aviv toward Petah Tikva, and on the Israel Railways coastal line. Recent press puts the ride to central Tel Aviv at roughly 15 to 20 minutes without traffic. Highway 431, the Ayalon Highway and the road to Rishon LeZion are all close by, and Ben Gurion Airport is a short drive.

Our honest take

Bat Yam is a city in transformation. The new beachfront is very different from the older parts of town, so for a vacation or second home we point buyers to Park HaYam, not to the city at large. The trade-off is that the neighborhood is still being finished: parks, schools and commercial space are planned and delivered in stages, so you are partly buying the neighborhood the developer and city describe. Visit the site, check the delivery schedule in writing and compare at least two projects before you decide.

How buying works for overseas buyers

You buy directly from the developer, usually before or during construction, with your own Israeli attorney. Payments follow construction milestones and are protected by a bank guarantee. Purchase tax is higher for non-residents than for a first Israeli home, so run the numbers before you commit. If you can’t find exactly what you want, we also have access to private and off-market opportunities across the Tel Aviv area that we don’t publish online.

New construction in Bat Yam: FAQs

How much does new construction cost in Bat Yam?

Tel Aviv new construction runs about ₪55,000 to ₪85,000 per square meter. Ask us for each project's current price list.

Is Bat Yam a good place to buy a vacation or second home?

It can be, if you choose the right part of the city. Park HaYam is a new, planned neighborhood on the beach with modern towers, shared amenities and light rail and train connections to Tel Aviv. Older parts of Bat Yam are a different product. We'll tell you plainly which fits your goals.

How far is Bat Yam from Tel Aviv?

Bat Yam borders Jaffa, the southern part of Tel Aviv-Jaffa. The Red Line light rail and the Israel Railways coastal line both connect Bat Yam to central Tel Aviv, roughly 15 to 20 minutes without traffic.

Can Americans buy new construction in Bat Yam?

Yes. Americans and other foreign residents regularly buy new construction in Israel directly from the developer, with their own Israeli attorney. Purchase tax is higher for non-residents than for a first Israeli home, so it's worth running the numbers first.

What does "rooms" mean in Israeli listings?

Israeli listings count rooms, not bedrooms, and the living room counts as a room. A 5-room apartment usually has 4 bedrooms and a 3-room apartment has 2. On our site, we always list the number of bedrooms.

Are there Bat Yam projects that aren't listed on your site?

Yes. We have access to private and off-market opportunities in the Tel Aviv area that we don't publish online. Contact us and tell us what you're looking for.

Not seeing the right project in Bat Yam?
