New projects in Park HaYam, Bat Yam

Park HaYam is Bat Yam’s first planned ecological neighborhood, built on the waterfront next to the beach and about 15 to 20 minutes from central Tel Aviv by rail. If you searched for new projects in Park HaYam, Bat Yam, the three projects above are the ones currently on sale from their developers: Sarfati SEA&PARK, NXT Towers and Electra Lifestyle Karney Yam. All three are tower projects with lobbies and shared amenities for residents.

What Park HaYam is

The neighborhood is planned around a central park and an ecological ornamental pool, with green-built residential towers, schools and cultural institutions, a sports center, a commercial and employment district, a hotel complex and a coastal “Sea View” park of more than 100 dunams. The renovated Bat Yam promenade is intended to eventually run all the way from Tel Aviv to Rishon LeZion. Some of this is still planned rather than built, so the neighborhood is best seen as one that is filling in over the next several years.

Getting around

This is the neighborhood’s strongest selling point for buyers who don’t want to rely on a car. An Israel Railways station and a stop on the Red Line light rail are close to the towers, and the Ayalon Highway, Highway 431 and the road to Rishon LeZion are minutes away. The Red Line carries you through Jaffa and central Tel Aviv toward Petah Tikva.

How the three projects compare

Sarfati SEA&PARK is the largest, with about 600 homes planned and the most direct rail access. NXT Towers has 293 homes in three towers and two boutique buildings and mostly larger apartments left. Electra Lifestyle Karney Yam faces the central park and has the strongest shared amenities, including a screening room, gym, coworking space and orchard. Prices are not published by any of the developers; ask us for current price lists, which floors remain and each project’s delivery schedule.

Our honest take

Park HaYam offers the closest thing to a new-build beachfront neighborhood near Tel Aviv at a price per square foot well below Tel Aviv’s. The risk is the pace of finishing: the parks, schools and commercial areas arrive in stages. Before you sign, visit the site, get the delivery dates in writing, and compare at least two of the projects. If none of them is right, we also have private and off-market options in the Tel Aviv area that we don’t list online.
